Golden Poles Units For Sale FAQ

On each unit’s page you’ll find contact information specific to that unit. Please contact those owners or representatives for information on purchasing those condos. Following is a list of common questions with answers that a prospective buyer may be interested in knowing.  We’ll update this as more questions are asked.

Are there fire sprinklers in the building?

Yes, the building will have a fire sprinkler system.  The water for the sprinkler system is provided from Government Camp Water Co.

Are you on private city water?

Golden Poles Chalet has their own well for domestic water.  This water is tested regularly, and is very good quality.

Can I put a hot tub on my back deck? 

 No, our load limits do not allow hot tubs on decks.

Do I get reserved parking in the garage?

Parking is not reserved.  Underground parking is available on a 1-1/2 space per unit basis to all owners.  The garage is seldom full, and there is additional private parking outside.

Do I own my deck or is this owned by the HOA? 

Each condo has a deck that is approximately 10’ x 20’.  These are a “Limited Common Element”, meaning they are not totally yours, as they are part of the support structure of the building.  They are not open to the public, they will be your private-use space, but are part-common in ownership.

Does the HOA allow vacation rentals?

How good is the building’s energy efficiency? 

The latest materials and building methods are being used to make the building extremely energy efficient.  Windows will be cold-climate-rated double-pane vinyl framed.  Exterior walls will have a minimum R-21 rating and the roof will be greater than R-50.

 

How is security handled?

The garage is a secured area.  Access to the ground floor entrances will be secured.  The caretaker does a security ‘walk-around’ at night when they are on duty (5 days per week).

How much are the monthly HOA fees?

Prior to the fire they were $420/month.  We expect them to be similar in the future.

How noisy are my neighbors?  

Great care has been taken to design the new building with sound abatement materials and techniques.

How often is the pool and sauna open and available for use?

The pool is open in the winter on Friday evenings, Saturday day/evening and Sunday day.  In the summer it is open 5 days a week, usually closed on Tuesday and Wednesday. Normally the sauna is open daily but there is no planned date for this to be back in service yet.

If I want to purchase and finish a condo myself, is that allowed?  

Yes, with some qualifications.  The owner would have to present a plan and meet with the Golden Poles Board of Directors to discuss their plan and any parameters that must be met.  All work must be permitted and inspected by the county, must be done by licensed contractors and all codes and permit requirements must be met.

Is there an elevator in the building and carts to haul stuff?

Golden Poles will have an elevator from the garage to the third floor, along with 3 staircases.  Carts are provided for temporary loading and unloading.

What do I need a card key for?

Card keys allow access to the garage and the ground floor entrances.

What do the monthly HOA fees cover?

They cover routine maintenance of the building and grounds including the pool, a live-in caretaker, garbage/water/sewer services, snow removal, utilities for the common areas, shared expenses like building insurance, elevator maintenance, etc., and a contribution to a reserve account for future capital improvements and large-scale maintenance, repairs or renovations.

What is the cut-off date for choosing my own interior finishes if I’m interested in buying?

Unit layouts have been established, and framing is installed.  You may still have a chance to choose your finishes if you purchase in spring 2019.  Besides finishes (carpet, cabinets, counters, colors, etc.), layout options for kitchens (Island, U-Shaped, etc.) could still be adjusted, within some established parameters, if you purchase by April 2019.

What type of heat is in the condos? 

The primary heat is electrical.  Condos can have a propane gas fireplace.  No wood-burning stoves are allowed.

When can I get access to work on the interior?

Construction on interiors is in progress at this time.

When will the condo interiors be completed? 

The goal is for the condo interiors to be done and the building to qualify for occupancy by early to mid summer, 2019. That is always weather dependent, so we can give no guarantees on timing.

Why do you need a caretaker and what do they do?

Golden Poles Chalet has an in-ground, year-round pool on the property.  This is a major reason for having a caretaker.  The caretaker also manages snow removal, does maintenance of the building and grounds, keeps an eye on the property and conditions, and provides an on-site contact for owner’s needs.
